HOMEOWNERS REQUEST FOR CHANGE INFORMATION

 

 

Dear Neighbor,

Before any exterior improvements or changes are made, (except plant and landscaping) you are required to submit a “Homeowners Request for Change” form detailing these improvements or changes.  This form must be submitted 30 days prior to the beginning of your project and approved by the Amber Ridge Homeowners Association Architectural Control Committee.

As a homeowner, you have taken title to your property and are subject to the Plot Covenants, conditions and Restrictions and Declarations of Covenants.  These documents regulate many items including exterior changes to your home or lot.  The Amber Ridge Homeowners Association Architectural Control Committee (ACC) is a neighborhood governing body tasked with the responsibility of maintaining our property values by reviewing homeowner’s projects.   These projects must be “in harmony with surroundings of the lots or with adjacent buildings or structures, including trim siding, roof and brick colors or with Development in general.  The Architectural Control Committee has final judgment and will “disapprove projects that would be contrary to the interests, welfare and rights of all or any other owners.”  The ACC effort provides for legally enforceable remedies when violations of these restrictions occur.  The ACC is an enforcement arm of the Homeowners Association.

The Amber Ridge Homeowners Association is not responsible for, nor will they “grandfather” any previous project approved by C.P. Morgan, Inc.

NOTE:  When the Architectural Control Committee (ACC) and the Amber Ridge Homeowners Association (HOA) grant approvals, they have no liability or responsibility for any defect in any plans, specifications or other materials submitted to them, and moreover, holds no responsibility for defects in any work done on the project.  When ACC/HOA grant approvals, and there are easements on the lot regarding utilities or civil agencies, that any changes or improvements made upon those easements may be subject to removal of alteration, which is not the liability or responsibility of the ACC/HOA.  Liabilities when projects are constructed upon such easements are the lot owner’s responsibility.  All submitted materials remain the property of the Amber Ridge Homeowners Association Architectural Control Committee.  You may wish to make a copy for your personal records.  The Amber Ridge Homeowners Association Architectural Control Committee is allowed up to 30 days from date of receipt to approve your request.
