HOMEOWNERS REQUEST FOR CHANGE

Dear Neighbor,
Before any exterior improvements or changes are made, (except plant and landscaping) you are required to submit a “Homeowners Request for Change” form (attached) detailing these improvements or changes. This form must be submitted 30 days prior to the beginning of your project and approved by the Amber Ridge Homeowners Association Architectural Control Committee.
As a homeowner, you have taken title to your property and are subject to the Plat Covenants, Conditions and Restrictions and Declaration of Covenants. These documents regulate many items including exterior changes to your home or lot. The Amber Ridge Homeowners Association “Architectural Control Committee” (ACC) is a neighborhood governing body tasked with the responsibility of maintaining our property values by reviewing homeowner’s projects. These projects must be “in harmony with surroundings of the lots or with adjacent buildings or structures, including trim siding, roof and brick colors, or with Development in general. The Architectural Control Committee has final judgment and will “disapprove projects that would be contrary to the interests, welfare and rights of all or any other owners.” The ACC effort provides for legally enforceable remedies when violations of these restrictions occur. The ACC is an enforcement arm of the Homeowners Association.
The Amber Ridge Homeowners Association is not responsible for, nor will they “grandfather” any previous project approved by C.P. Morgan, Inc.
Please review the following prior to the initiation of a project.
Additions, improvements or changes that require ACC review:
• Any structure changes or additions
• Chain link fences (brown or black finish)
• Wood fences
• Fences that are painted or stained
• Exterior Painting (excluding repainting of same color)
• Antennas
• Satellite Dishes
• Solar Panels
• Gutters and Downspouts
• Decks
• Swimming pools – inground only
• Concrete or Cement Additions/alterations
• Mini Barns/Sheds
• Playground/gym sets
Additions or conditions that are prohibited:
• Signs (except to advertise property for sale or rent, which may not exceed 6 square feet)
• Storage Sheds except as defined in the Mini-Barn amendment to the covenants.
• Additional mailboxes or attachments
• Private or semi private water supply and/or sewage disposal system.
• Above ground swimming pools
• Roof top solar panels
• Antenna that exceeds 5 ft above the roof peak
• Metal, fiberglass or similar material awnings or patio covers
• Fencing higher than 6 feet
• Fencing that extends within 10 feet behind the front corner of the residence
